Tzununá

Tzununá is the village we know most intimately. Antonio Semaj was born and raised here — one of six siblings in a family whose roots run through the community for generations. Stefan has operated a wellness retreat center here and leads real estate development for WuWei Village, a 3.5-hectare cooperative community nestled into one of the waterfall valleys. Between us, we have more direct knowledge of this village's land market than anywhere else on the lake.

What makes Tzununá compelling is a combination of characteristics that rarely coexist: it is quiet and genuinely off the tourist circuit, yet it has emerging infrastructure — a gravel road from Sololá, boat access, a growing community of long-term international residents, and a local population that is deeply rooted and civically active. Antonio works directly with the mayor's office on infrastructure and transportation improvements that are actively expanding what the village can accommodate. The village sits on terrain that offers extraordinary lake views from multiple elevations, and there is still meaningful undeveloped land available — something that cannot be said of most western shore villages. This is one of the largest valley communities on the north side of the lake, boasting three year-round rivers that support over twenty waterfalls. For nature and permaculture lovers, this is a destination worth staying.
