Seven Deliverables
Private Market Education — Session 1
A dedicated session with our team covering the characteristics of each village, realistic pricing by village, what different property types actually cost to build, common title red flags, and how to evaluate a property before visiting it in person. We also conduct our introduction questionnaire so we can ask the right questions to find the right properties.
Most buyers waste their first days on the ground learning what they should have known before they arrived. This compresses that learning curve into one focused conversation.
Curated Shortlist Including Off-Market Properties
Based on your vision, goals, and budget from Session 1, we present 5–10 properties from a desktop review of listings, our private network of scouts, and knowledge of non-listed opportunities currently in pre-development.
The best properties on the lake do not wait on listing sites. They move through local relationships. Our scout network surfaces these before anyone else sees them.
Private Market Education — Session 2
After your shortlist is delivered, we walk through it together. We explain why each property was selected, its development potential, and identify a checklist of what to look for at each property.
Arriving at site visits already briefed on each property means your time on the ground is spent evaluating, not orienting.
Due Diligence Deep Dive
We take the shortlist from Session 2 and run a due diligence checklist — legal title review, verification of seller representation authority, and confirmation of property listing details.
We make sure the property has a clean title and is seller-ready.
Private Site Visits
In-person visits across the lake (up to 4 hours), accompanied by our local team with deep on-the-ground context at every stop. We look at access, community dynamics, infrastructure, and local land history that no desktop research can replicate.
Knowing GPS coordinates is different from knowing a property's history, its neighbors, and how the community around it works. That is the gap our local presence closes on the ground.
Written Shortlist Analysis Report
Following site visits, you receive a written report ranking all visited properties with a top 3 recommendation from Atitlán Properties. It covers location and access, title status, estimated build or renovation costs, and our honest assessment of each.
This funnels your decision toward the 2–3 strongest candidates so negotiation can begin. It is a record you can review, share with advisors, and refer back to. We want something that can leverage your negotiating power.
This is a generalized portfolio-level analysis covering your full shortlist. Property-specific deep-dive reports (structural assessment, detailed title chain review) are available as an additional service.
Intro to Atitlan Build
After we deliver our report, we offer an optional introductory call with our sister company, Atitlan Build. On this call we walk through the services they offer and share insights into building cost trends.

Standard brokerage commission applies from this point. As your exclusive buyer's representative, we negotiate on your behalf — full understanding of local land values, construction costs, and deal structure.
Closing
All parties coordinated — attorneys, sellers, notaries, municipal offices. Clear updates and cost estimates at every stage.
